Vacate Notification on Leased Commercial Space?

We currently sublease commercial space in the state of California. A signed written lease agreement is not in place. We did have discussions to a long term lease and we provided a draft agreement. The landlord was to modify; however never did. We are relocating to another facility. Are we required to give a 30 day written vacate notification? The Landlord also decided to raise the rent without a 30 day notification.
